Does Insurance Cover Water Damage?
Does home insurance cover water damage in Kitchener? Usually for a burst pipe, only with an endorsement for a sewer backup — and the old wards are where that endorsement gets used.
The answer depends on the cause and your policy. In Kitchener, which cause you're likely to have depends a lot on where you live.
Usually covered under a standard policy
- A burst or leaking supply pipe
- A failed water heater, dishwasher, washer or fridge line
- A tub or toilet overflow
- Water from a roof leak caused by a sudden storm (the roof repair may not be)
Needs an endorsement
- Sewer backup. The old wards — Cedar Hill, Mount Hope, Auditorium, King East — with original clay laterals and older sewers see the most of these during heavy rain. Usually an add-on, sometimes capped.
- Overland water. Storm water coming in through a window well, a walkout door or the foundation. Common on the clay east side after a summer downpour. A separate endorsement on most Ontario policies.
- Sump pump failure. Often bundled with sewer backup — check.
Usually not covered
- Gradual seepage through the foundation
- A leak you knew about and didn't fix
- Frozen pipes in an unheated, unattended house in winter
- Mould from long-term damp
What to do so the claim goes through
Stop the source. Photograph everything before you move it. Call your insurer and a restoration company the same day — you're expected to mitigate promptly. Keep the damaged material or photograph it thoroughly. Keep the moisture logs and scope; they prove the loss.
Frequently asked questions
Will a claim raise my rates?
Often, and a second water claim within a few years can affect insurability. For a small loss it's sometimes better not to claim — we'll give you a number to decide with.
Does insurance pay for a backwater valve?
Not usually, but some insurers discount premiums for one and for a battery-backup sump. Ask your broker.
